Pre-Purchase Home Inspection

A pre-purchase home inspection by Reveal Home Inspections, also known as a buyer’s inspection, is a comprehensive evaluation of all the accessible components and systems of a home prior to purchase. The purpose of a pre-purchase home inspection is to inform you of potential problems, including safety issues and health hazards, that may require further evaluation or repair. Included in the pre-purchase home inspection is an unbiased, objective examination of the foundation, structure, electrical, plumbing, HVAC, major appliances, and much more. Our inspection will give you the knowledge and confidence you need to make informed decisions about the property your purchasing. The information you learn from the inspection will most likely lead you to renegotiate for repairs, reduced purchase price, or termination of contract.  Whatever the outcome, we look out for you, your interests, happiness, and financial well-being with regards to your new home purchase. Period!

Pre-Listing Home Inspection

Buyer’s home inspections have the potential to send all parties back to the negotiating table. A precautionary step for the seller is a pre-listing home inspection. Having an inspection up front can identify any issues that could derail the sale. Major repairs can be addressed beforehand and making repairs before listing may be more cost effective than dealing with the buyer’s contractors of choice. Pre-listing home inspections are performed in the same way as a buyer’s home inspection. Included in the pre-purchase home inspection is an unbiased, objective examination of the foundation, structure, electrical, plumbing, HVAC, major appliances, and much more. The goal is to give the seller the information needed to sell their home for the highest price in the most efficient time. As with all our inspections, we look out for you, your interests, happiness, and financial well-being with regards to your home sale. Period!

Radon Gas Testing

Testing for Radon Gas is the only way to know if the levels in a home are high. According to the EPA, breathing radon in your home can cause lung cancer. Radon is a naturally occurring radioactive gas released in rock, soil and water that can build up to dangerous levels inside any home; this means new and old homes, well-sealed and drafty homes, and homes with or without a basement. Radon gas is odorless and invisible and the only way to know if your home has a radon problem is to test for it. Your radon gas test will be performed by a radon tester licensed through the Ohio Department of Health. In addition, your test will include a lab report detailing the radon levels found in your home and recommendations for mitigation when needed.

In addition, you insect inspection will include a detailed report and further recommendations by your inspector.
